Clarification needed - I saw no "excuses" - where did you see them. I saw no "somebody's going to do it" - where did you see that? I saw nothing about a buck to be made - where did you see that?

True, that is the system. There are people with money to invest and people they approach with the requisite skills for whatever the investment is about. It's called the free market economy. Do you have a problem with that. I suspect "yes" but it will never be admitted to.

  Someone else takes the bath if and when it fails.  In many cases, the investment community never does exercise 'due diligence' and they go right ahead and buy that 'pig in a poke, no questions asked.  Well...the result?  The actual losers are far removed from the originator[s] of the scam. 

If people invest that way, they deserve to lose. That is basically the way the free market self-corrects when it is allowed to.

Those guys have long ago extracted their 'return on investment' and skipped town.  Several now reside at 1600 Pennsylvania Avenue NW, Washington DC 20500, United States of America.

 

What the shovel came up with this time went like this.....verbatim, "Somebody has to own the property if those who live there cannot afford to buy.  So, who do you want as the property owner - the government?" 

 

A Hobson's choice once again.  There are other options, of course. 

There are investors with money to invest and there is the government. Does Hobson offer another choice? I suppose a coop is possible. but that would be up to the perspective tenants to works out.

The script used very likely says to imply that any who elect to pursue a different solution, is automatically a 'socialist' or 'communist' or some other creepy-crawlie hiding under the accumulated debris outside the slum door.

Implying nothing - simply stating the options. 

 

You'll find all this in the chapter on 'land clearing' in the 'entrpreneur's  handbook. 

 Oh my, another "handbook". Do you have chapter and verse?

Never use your own cash, take everything out, put nothing back you aren't forced to...dissapear into the mist of legal irresponsibility.  These guy's don't stick around to take care of problems that arise from poor design, shoddy materials, and workmanship, inadequate maintenance.  Part of the strategy is to sell, at a YUGE profit just before the useful life of the enterprise has expired. Again - sell to who? Sounds like someone with more money than sense is the type you are shedding  your tears for. 

What is the ONLY thing preventing this from happening?   Why...regulations.  Surprised you didn't know that....or maybe you did....I'm pretty sure the slum lord does.

Who do you want legislatively controlled - the investor, the builder, the one who then buys to manage - or someone else?

The building Jared bought on his 26th birthday at 666 Fifth Avenue -  is now suffering from thirty percent vacancy rates, expiring leases, and increasing expenses that income doesn't come close to covering - has a $1.2 billion mortgage coming due - Chinese investors declined to invest - Russian investors have not openly expressed interest...

 

Numerous other sales of properties and interests in properties have been made to cover the shortfalls.

 

Even though he has sold a majority of his interest in it - he can't escape the reputation he has gained from having gone into debt for an ill-advised purchase at the wrong time, and now that the NYC real estate market is cooling his purchase is...well...somewhat more than ankle deep in financial doo-doo....
