topic Thinking About a Reverse Mortgage — Is It Worth Considering? in Budget & Savings

I’m starting to think about retirement and wondering how a reverse mortgage actually works in real life. For someone who plans to stay in their home for many years, is it generally worth considering, or are the costs and interest a bigger downside than people realize? I’d also be interested in hearing from anyone who has actually used one—what surprised you the most?

If you’re planning to stay in the home for many years, I think it’s worth considering, but I wouldn’t look at it as “free money.” You keep ownership and don’t have a required monthly mortgage payment, but interest and other costs get added to the balance over time, which can reduce the equity you eventually leave to your heirs. The longer you stay, though, the more those upfront costs can be spread out. I’d compare the actual numbers for your situation before deciding.

Never wanted one / never needed one - still don’t. But yes, if there is no mortgage and you have lots of equity, it might be worth considering - I just decided against it.

Be sure to investigate the different types - just like regular mortgages there are some that are only designed and available from commercial lenders and others that go thru the FHA and have specific gov rules that have to be in compliance.

HUD.gov - FHA Reverse Mortgages for Seniors

Consider all the cost - make sure you have a plan to pay for those ever increasing cost like upkeep / maintenance and repairs - property taxes and insurance.

Consumer Financial Protection Bureau.gov - Reverse Mortgages

It is NOT a time to skimp on understanding - so it might be a good idea to get a RE lawyer to help with your understanding of the documents - even if only for a consult.

Make sure your deed is titled correctly or for the best interest of those who are living in the home and need the home. I once knew a lady who’s husband had taken out a reverse mortgage and they lived well in retirement. He was the only one on the title and the only one on the reverse mortgage although they both utilized the fund from the reverse mortgage. Then he died - it was terrible - she had no access to the reverse mortgage and she lost the house. Retirement for her was very different after this happened.

I have no mortgage and have not for many years but I do have a HELOC - when I use it for something like a new deck or new roof, I pay it off ASAP - I really do not need it for retirement income on a monthly basis but for those things that come up from time to time in the larger dollar amount. This works well for me - it might not for someone needing that monthly amount to stop working.

Just understand the reverse mortgage and make plans for those unexpected cost that surround a home - you still have all the responsibilities for it cause it is not a rental agreement.

I do understand wanting to stay there and its familiarity and probably sentimental meaning. But one does have to realize that at retirement, there is no (or limited) earnings money coming in anymore for which one can use for this and that -

Good Luck
